Guests are welcome to drop off luggage at the villa before check-in and go for a swim or lunch. Our staff will reach out as soon as the villa is ready to settle into.
If needed, we’ll do our best to have the villa ready earlier, but as we take great care to prepare everything, early check-in may not always be possible when we have same-day guest departures.
House Rules
- Smoking is permitted only in outdoor areas.
- Children are welcome, parents are responsible for supervision, especially around the pool.
- No parties or loud events, we respect the island’s peaceful atmosphere.
- Registered guests only

Property and Cancellation Policies
Please take a moment to carefully read our cancellation policy. As a small island property, last-minute changes significantly affect us, and our team is instructed to strictly follow these terms.
To avoid any disappointment or misunderstanding, we kindly ask that you observe the following guidelines:
- More than 30 days before arrival: Partial refund (minus administrative and bank fees).
- Less than 30 days before arrival: Any prepayment made is non-refundable.
- Less than 7 days before arrival: The total price of the reservation will be charged and is non-refundable.
- No-show: The total price of the reservation will be charged and is non-refundable.

You will receive written confirmation once your cancellation has been processed.
Terms & Conditions
Please note that immediate termination of the rental agreement may occur if:
- More guests occupy the property than originally agreed;
- Excessive noise is made during quiet hours (22:00–08:00);
- Pets are brought into the villa;
- Property rules or the privacy of neighbors are not respected.
Villa Asmara does not accept liability for any lost or forgotten personal belongings.
Damages
During your stay, please treat the villa and all furnishings with care.
- You (the Tenant) are financially responsible for any damage or loss to the villa's interior, exterior, or contents caused by yourself or your guests.
- Any damage, breakage, or malfunction should be immediately reported to Villa Asmara staff.
- The Tenant is responsible for all damages beyond normal wear and tear.
- Notification of any damages discovered after check-out is also expected, so that prompt action can be taken to maintain the quality of our facilities.
- Villa Asmara reserves the right to charge repair or replacement costs for any damages incurred during your stay.
